How do I sign up as a power washer on this marketplace?
It is quick and easy. Sign up for an account, enter your company details, upload your insurance details. That’s it.
Is there a cost to join your marketplace as a power washer?
None.
What are the eligibility requirements to become a power washer on your platform?
You need the following:
An established company with a tax ID number (TIN)
A truck or trailer mounted power washer with a minimum of 3000 PSI
Proof of insurance
How do I set up my service areas? Can I specify the regions I'm willing to work in?
Currently, Rent Ready Bids does not use service areas. Every job will be in North Carolina or South Carolina and you will have the choice to bid on jobs inside and outside your traditional service area.
Services & Pricing:
What types of power washing services can I offer through this marketplace?
Rent Ready bids is designed for multifamily apartment or townhome communities.
The standard service will be a full external power wash of the community, including building, sidewalks, and common areas.
How do I list the services I offer and set my prices?
You will do this in your bid when responding to the RFP.
How do I indicate my availability for jobs?
You will do this in your bid when responding to the RFP.
What happens if the scope of work changes after I arrive at the customer's property? How can I adjust the price?
No problem. You and the property manager will agree to the change of scope onsite and then submit an invoice with the correct amount to Rent Ready Bids.
Scheduling & Jobs:
How will I be notified of new job opportunities in my area?
You will receive an email with the RFP details if the job is a potential fit for your company.
Do I have to bid on every job that comes my way?
No. You only bid on the jobs that you want to work.
How do I view the details of a potential job before accepting it?
All the job details, including photos and videos, will be in the RFP.
Can I communicate with the customer before the job to clarify details?
Yes. There is a comment area in Rent Ready Bids that allows pre-award communication.
Once your bid is accepted, you will receive the property manager's contact information.
What happens if I need to reschedule or cancel a confirmed job? What is the process and are there any penalties?
You work directly with the property manager to reschedule. There is no penalty for rescheduling.

Payments & Earnings:
How and when will I get paid for the completed jobs?
Once the job is completed, you will submit your invoice through Rent Ready Bids.
Rent Ready Bids will collect payment from the property manager.
You will be paid, by direct deposit, once Rent Ready Bids gets paid by the customer.
What payment methods do you use to pay power washers?
We pay by direct deposit into your bank account.
Are there any fees or commissions deducted from my earnings? What are the rates?
Yes. Once the service is complete, you upload your invoice to the platform and Rent Ready Bids deducts 15% from the invoice amount.

Will I have access to customer contact information?
Yes. When the property manager accepts your bid, you will receive their contact info.
Legal & Safety:
Do I need to have my own insurance to operate on this platform? What type and coverage level is required?
Yes, you need your own insurance.
Multifamily communities often require the following insurance policies and minimum coverage levels:
Commercial General Liability - $1,000,000 per occurrence and $2,000,000 aggregate.
Workers’ Compensation - $100,000 for Bodily Injury per Accident
Business Automobile Liability - $1,000,000 combined single limit (covering both bodily injury and property damage per accident).
Umbrella/Excess Liability – Minimum of $1,000,000 with some larger communities requiring more coverage.
Your policy should state that you may be using pressure washing equipment, ladders, scissor lifts, and boom lifts.
What are my responsibilities regarding the safety of myself and the customer's property?
You are completely responsible for the safety and protection of you, your employees, your equipment, and the customer’s property.

Yes, you can specify services in your RFP.
Can I request quotes from multiple power washers for a specific job?
Yes, that is Rent Ready Bids’ goal. Most property management companies require more than one bid. Rent Ready Bids will help you meet this requirement.
How do I book a power washing service? What information do I need to provide?
Create an account. Build your first RFP with the following details:
Building(s) Exterior: Stories, materials, shape, number of building and units
Interior Breezeways: Material, quantity
Pool & Playground Areas: Dimensions, quantity
Sidewalks: Number of pavers
Retaining Walls/Fences: Dimensions, material, quantity
Courtyard & Patios: Dimensions, quantity
Photos and videos of the property
Click submit to send out to the power washers
What happens if I need to change or cancel a booking? What is the cancellation policy?
You can close an RFP at any time without accepting a winner. No fees. No penalty.
Once the bid is accepted, all service coordination is handled between the property and the power washing company.
Pricing & Payment:
How does pricing work in your marketplace? Are prices fixed or do I receive quotes?
The power washing pro provides a fixed price bid for the whole job (as represented in the RFP).
How do I compare bids from different power washers?
You log into Rent Ready Bids to see all of your bids. These can be exported into a single attractive PDF for approvals.
How and when will I be charged for the power washing services?
Once the job is completed, the power washer will upload the invoice in Rent Ready Bids and it will be emailed to you for payment.
What happens if I dispute the cost or quality of a service? What is the dispute resolution process?

What happens if there are any issues or damages during the power washing service?

Damages will need to be addressed to the power washing company. All vendors on Rent Ready Bids are required to carry insurance.
Communication & Management:
How can I communicate with the power washer before, during, and after the job?
Prior to you accepting the bid, all communication goes through Rent Ready Bids. There is a chat/comments area that allows you to ask follow-up questions, confirm terms, correct errors, etc.
Once you accept the bid; you will receive the winner’s contact information, and you can communicate directly with the power washer.
Can I provide specific instructions or requirements to the power washer for the job?
Yes, when building your RFP, there is ample room to give specific instructions.
Legal & Administrative:
Do the power washers on your platform carry their own insurance? What types of insurance are typically required?
Yes. Rent Ready Bids requires proof of insurance to be included in the marketplace. We expect power washers to carry the following policies: Commercial General, Workers’ Compensation, Business Automobile Liability, Umbrella/Excess Liability
Can I request proof of insurance from the power washer?
Yes, but there is no need to make a request. Power washers are required to upload proof of insurance at time of registration. This is delivered to you when you receive the bid.
Platform Specifics:
Can I manage multiple properties through a single account?
Yes, you can add as many properties as you would like to.
How often is your list of power washers updated?
We are onboarding new power washers everyday.
What are the benefits of using your marketplace compared to finding power washers independently?
Think of the time commitment required to call, schedule, and walk/scope the job with three or more power washing companies. Then you need to follow up on bids, confirm insurance, and schedule the job. Rent Ready Bids removes all this time consuming work. All you need to do is create your RFP once and distribute it to the marketplace to get three bids with proof of insurance.
